The IC Tower building, developed and managed by Invescor Property LLC have been recognized as a green building that promotes environmentally friendly and sustainable management, by meeting the ‘EDGE ADVANCED’ level requirements set by the International Finance Corporation (IFC).
The EDGE (Excellence in Design for Greater Efficiencies) system, introduced by the World Bank and the International Finance Corporation (IFC) in over 150 countries worldwide, is a benchmark methodology for evaluating green buildings. It focuses on three core indicators: energy consumption, water usage, and materials used in construction. To be certified, a building must demonstrate at least 20% greater efficiency compared to the baseline set by the local building codes and standards.
As for the IC Tower building, they have exceeded the standard requirements by achieving a 29% reduction in the embodied carbon of construction materials, 41% energy savings, and 35% water savings. With these impressive efficiency benchmarks, IC Tower has become the first green office and commercial building in Mongolia to meet the EDGE ADVANCED certification level. EDGE APP
In addition, the building incorporates a window-to-wall ratio that meets green building standards, along with an energy-efficient heating system. Modern automated fixtures have been installed to reduce water consumption.In terms of construction materials, the building features triple-glazed aluminum windows and utilizes reinforced cast-in-place concrete structures, which contribute to lower embodied carbon, enhanced long-term durability, and reduced heat and air leakage. These choices help minimize the need for heating, cooling, and ventilation, thereby significantly improving overall energy efficiency.
